Terms of service
Version 0.1, 25 September 2026. Plain-English terms, under legal review. Nothing here limits your rights under the Australian Consumer Law.
What FairLot is
FairLot is software that a strata scheme, body corporate, owners corporation, strata company or a licensed manager uses to keep records, run its administration and meet its deadlines. We provide the tool. We are not a strata managing agent, body corporate manager, owners corporation manager, financial adviser, insurance intermediary or lawyer, and nothing in the service is advice.
Who decides
Your scheme, through its committee or the people it authorises, makes every decision and is responsible for meeting its obligations under its state's law. FairLot records, reminds, calculates and generates documents on your instructions. A notice, levy, motion or form leaves the platform only when a person in your scheme sends it.
Your money
We never hold, receive or move your scheme's money. Levies and other payments go to accounts in the scheme's own name. Where online payments are offered they are processed by a licensed payment provider, and its fees are shown before you use it.
Your data
Your records belong to your scheme. You can export them in full at any time, and if you close your account we delete them after any retention period your law requires. We use your data only to provide the service, as set out in our Privacy statement.
Plans and payment
The Free plan is free for schemes up to 10 lots with no time limit. Paid plans are billed monthly or annually in advance, in Australian dollars including GST, at the prices shown on the pricing page at the time. We tell you before any charge begins and before any price changes. You can cancel at any time; the current period is not refunded unless the law requires it.
Acceptable use
Keep your login to yourself, enter only information you are entitled to hold, and do not use the service to break the law, harass anyone, or interfere with the platform. We may suspend an account that does.
Availability and liability
We aim for the service to be available at all times and back it up daily, but we do not promise it will never be interrupted. To the extent the law allows, our liability for any claim is limited to re-supplying the service or refunding the fees paid for the period concerned, and we are not liable for a scheme's own decisions or for information a scheme or its members enter. The guarantees under the Australian Consumer Law apply regardless of anything in these terms.
Changes and law
We may update these terms and will give notice in the app before material changes take effect. These terms are governed by the laws of Queensland, Australia. Contact: hello@fairlot.com.au.
