What managers ask first.
Who is responsible for compliance?
You are, as the manager of record, for the functions delegated to you, alongside the scheme itself. FairLot works out dates and shows each state's rules with the section cited. That is general information to help you work, not advice, and it does not replace your own checks.
Is FairLot a strata manager?
No. FairLot does not manage schemes, employ managers or hold a licence to manage. We sell software, and the same platform is used by managers for their portfolios and by committees that run their own building.
Where does the money go?
Wherever your agreements and your state's rules say it goes. FairLot never receives, holds or moves scheme money: levy notices carry the bank details you record for each scheme.
What does verification involve?
We check your ABN and the licence or registration you record for each state where one is required, then mark your organisation as a verified strata manager. It does not change your plan or your price.
Can we try it before we commit?
The Manager plan is month to month with no setup fee and no lock-in, so you can subscribe, bring a few schemes across and cancel any time if it is not for you. If you would rather talk it through first, we are happy to.
Is there a per-lot fee?
No. The Manager plan is one flat price however many schemes, lots and staff you have. Your committees, owners and tenants use the portal at no charge.
