How to change or leave your strata manager in Tasmania
The Act says almost nothing about managers, so your contract is the whole story. Read it before anything else.

1Get a motion on the agenda
No statutory right. The secretary gives at least 7 days' notice with the nature of the business (s 75). Write to the secretary before the notice goes out, and use the one-third requisition if refused.
2Force a meeting
The committee or the secretary must call a special general meeting if required by at least one-third of the members by head count (s 75(3)), on 7 days' notice. If the request is ignored, apply to the Recorder for an order (s 113).
3The vote you need
Appointing a manager and delegating functions to it is an ordinary resolution (s 80), and the manager stays subject to the body corporate's direction. There is no statutory revocation power: termination follows the agreement, or a Recorder's order terminating a contract for services.
4Contract limits and how termination works
None in the Act: no maximum term, no notice cap, no void-term rule. The contract and the Australian Consumer Law's unfair-terms rules are the only limits. The 2026 bill would require a written instrument setting out termination grounds, but proposes no term limit and no licensing.
5What happens at expiry
Purely contractual.
6Handover
No statutory duty or deadline; the contract governs. Leverage is a Recorder's order under s 113: compliance orders, compensation up to $5,000, interim orders.
7Running it yourselves
Permitted. A committee of at least three is optional. Mandatory: the AGM within 15 months of the last, insurance, an administrative fund and contributions by unit entitlement. By-law changes must be lodged with the Recorder within 3 months. There is no annual lodgement.
8Protections you already have
Part 9 relief to the Recorder (about $47 to apply, decisions in 5 to 7 months). The 2026 bill proposes hybrid meetings, proxy limits, a 25 to 50 per cent quorum rule, record access, a strata roll and internal dispute processes.

Motion to end the appointment
That the body corporate resolves [not to renew / to terminate] the appointment of [manager] in accordance with clause [x] of the management agreement with effect from [date], revokes all delegations made to the manager under section 80 of the Strata Titles Act 1998, and directs the secretary to require the return of all records, funds and keys by [date].
